7 Signs You Need a New Roofing System

A roofing system is the most important component of your home. Without a good roof, everything inside your home could be compromised so it’s imperative that it is well maintained.
Here are a few tell-tale signs that it might be time for a new roof:
Missing, cracked, buckling, or curling shingles

It’s important to ensure that water has the ability to run off of your roof completely; if it has a chance to sit and collect on or in between your shingles, it can result in significant and very costly damage. Be on the lookout for buckling (convex) or cupping (concave) shingles — if shingles don’t lay completely flat, water and moisture may collect, potentially leading to unwanted algae or mold-like growth.
Attic moisture or leaks

Peek around your attic for any evidence of moisture and mold on the underside of the roof sheathing. This can be done by carefully climbing into your attic or crawl space and checking with a flashlight. While you’re up there, be on the lookout for any evidence of moisture, mold, dry rot or cracked rafters, as these are all indicative of moisture or improper ventilation.
In a worst case scenario, a homeowner could experience an interior leak in either a ceiling or wall, meaning unwanted water is seeping in from above.
Builder’s grade
You know the old adage, they don’t build homes like they used to? While modern era homes still must meet all building codes, the materials used today don’t have the same level of longevity or resiliency as traditional building products. Even if your home is new construction, the shingles may be in need of replacement. This is because builder’s do not use the same quality materials as what is available in the market.
Fungus or mold growth

Moss typically grows on areas of the roof that are shaded because of more moisture and a cooler climate. Because it’s easy to spot and moss growth traps water, homeowners should call a professional quickly for replacement to avoid larger areas of the roof that could become impacted.
Sagging or structural damage
If parts of a roof are sagging, it could be a sign that moisture is trapped underneath the roofing system and the wood underneath has rotted. Homeowners should be able to easily spot sagging spots, since roofs are meant to remain in straight planes. This should be addressed quickly, as it can lead to serious structural damage.
Missing granules

The granules on asphalt shingles can decay over time due to constant exposure to natural elements. Once your shingles are missing too many granules, their ability to protect your home as part of the roofing system decreases. A roof inspection will be able to assess how much of your shingle’s granules remain intact. Even if the roof isn’t actively leaking, this is a sign that it’s well on it’s way.
Overall roof age

With proper maintenance and drainage systems in place, a traditional asphalt roof should last for around 20 to 25 years. Look at any home records you may have access to that will tell you when the roof was replaced last, or if a another layer of shingles were installed. If you’re a new homeowner, your recent inspection report should give you adequate insight into your roof’s age and condition.
If you live in an older neighborhood, keep an eye out for any neighbors getting roof work done — this could be a sign that your home of similar age might need one too.
